Q: Is real estate still a good investment?

A: Yes! No matter what the economy is doing, houses will always hold more potential for profit than just about any other business you can transact. There will always be families and individuals who want and need to buy a house. By the same token there will always be people who need to sell a house. Once you understand the mechanisms involved, all you have to do as an investor is put those two parties together and reap the profit. That’s an oversimplification of course so the important thing is to learn the proper steps to take, the contacts to know and the ways to maximize your profit. There are many ways to learn, but we have found that learning from someone who is experienced and can show you the ropes works best.

 

Q: How much can I make?

A: That depends on many factors, including you! There are hundreds of homes bought and sold every month, right here, in your own town. Someone earned a profit on every transaction. How many do you want? How many would you need to change your financial picture? Are you willing to invest the time and effort to get the training you need to turn this possibility into reality in your life? Andrew Carnegie said “more millionaires have created their wealth through real estate than any other endeavor” In other words, your potential is unlimited.

 

Q: Can anybody do it?

A: The beauty of the real estate business is that it doesn’t take a college degree, you don’t have to take a state exam and you don’t need to join a special association. With your intelligence, some basic tools like a computer, a fax machine and a phone, you can be in business just as soon as you’re ready. We have mentored single moms, attorneys, contractors, self-employed people, unemployed — you name it. The key is to get you to the point where you are confident – where you know what you’re doing… and it shows. Some people are naturally self-confidant. Q: Isn’t real estate pretty risky?

A: Without making light of this concern, many people who think of investing in real estate as risky simply don’t understand it, so they pass on the opportunity and hope everything works out for them financially. That is the biggest risk you will ever take. HOPE IS A VERY POOR INVESTMENT STRATEGY! Don’t assume the large amounts of money involved mean greater risk. There’s surprisingly less risk than you imagine. With the proper training, real estate investing actually gives you much more control over risk than say, investing in stocks or commodities.

Trained investors learn how to evaluate and manage risk. They have the confidence and certainty to get involved with a property. Our goal is to get you to that same level of expertise by matching you with one of our veteran Wealth Builders and having them guide you through a deal or two. What’s worse than risk is fear. Fear of the unknown will keep you from doing anything. Fear of not knowing what you’re doing will cause you to make mistakes. Q: How Does Mentoring Work?

A: Simply put, we are taking you by the hand and walking you thru the entire process of buying investment property, from start to finish. We have found this to be the fastest and best path towards success as it eliminates the fear and guesswork.  Basically, we are plugging you into our system. 

 

Q: Can’t I just buy a book or course instead?

A: Of course you can and there are some really excellent books and courses out there. However, the really useful materials are outnumbered by courses that are worth very little when it comes to real-world knowledge. The authors make extravagant claims but who knows if they’ve even sold a house lately? At Jim Toner’s Wealth Builders, you can be sure the person who is teaching you is in the business full time. These individuals are successful; otherwise they wouldn’t be on our team. Finally, and this is most important, one-on-one teaching has always proven to be the most effective way to learn a subject with so many possible variations as real estate investing.

 

Q: It seems like you need a lot of local resources like contractors, attorneys, mortgage lenders and realtors. How long does it take to research and develop those contacts?

A: Normally it can take a lone investor a long time to search out and find local people who are trustworthy and willing to work with a new investor. It can involve a lot of trial-and-error to find the right team. However, Wealth Builders has already done all of that legwork for you! You can short cut the whole process and get connected with the right people very quickly. We have gone through it all before you, so you can ride on our coattails and use our rolodex. It saves a lot of trial-and-error and a potential headache when you have someone working with you who is familiar with the local market.

 

Q: I’m so new to all this, I don’t even know what questions to ask or any of the terminology. Am I too “green” for a mentor?

A: No matter how experienced and wise we may become, we were all “newbies” at one time. We know what it is to feel intimidated by a lot of new information, so we take great care to work at a pace that is comfortable. We explain each concept as many times as necessary. Luckily, real estate is not rocket science or brain surgery! After all, it’s just buying and selling an item literally everybody is familiar with, houses. Being inexperienced is the reason to work with a mentor instead of a book or recording. That way you can ask as many questions as you would like and keep asking them until you are satisfied.

 

Q: Isn’t there a lot of competition in this business? I see those “We Buy Houses” signs everywhere. How does someone make headway in such a crowded market?

A: There is no question a lot of people are in the real estate investment business and the so-called “Gurus” create a new crop of investors every month. Just because someone buys a course and puts up a sign doesn’t mean they are qualified or even competent to be in the business. The truth is sixty to eighty percent of all people who bought a book or tape will drop out of the business. They were ill-prepared and had no one to walk them through that first deal or two. Those who are well trained, professional and determined will stay the course and will make real money. I am living proof of that.

 

Q. What if I’m already a real estate investor?

A: Great! You are well on your way to getting out of the rat race. I would recommend you come to one of our free workshops and see if you’re missing anything. I have been a full time investor for over 17 years and have taught thousands of people the CORRECT way to invest in real estate. There are many people already investing in real estate, but many are doing it the wrong way. That can lead to disaster. Anything worth doing is worth doing right. It won’t cost you anything to come to one of our free workshops, but it could cost you thousands if you don’t.

 

Q: How is Jim Toner's Wealth Builders program different from everything else out there?
